Masterplan evolution
Two key changes have spurred on Orchard Brae’s renotification to North Lanarkshire Council.
Replacement of residential sites with employment land
Removal of one link road to Eurocentral
The Current Proposal
The principles and area remain broadly the same as the 2021 renotification.
What Stays The Same
No development north of Calderbank
This land remains the same as in the 2021 masterplan. It contributes land to the open space network across the site, forming a significant Country Park.
Community Football
The community football facility shown in the 2021 masterplan remains the same, providing benefits for the local community.
School
The school shown in the 2021 and 2018 masterplans remains the same and provides c.2ha of education provision within the proposal.
Country Park
A significant area of open space forms a well-connected Country Park, providing the opportunity for biodiversity enhancement, active travel routes and the retention of existing woodland, enhanced with additional planting alongside green and blue infrastructure. 60%+ of the site remains green.
What Has Changed
Employment Land
Parcels A and B were formerly (2021) residential land.
This has become employment land in the current masterplan (2024) and extends to c.15ha in addition to Parcel C which was mixed use in previous iterations.
Flexibility – huge demand – Potentially 2000+ jobs [not including construction]
Link Road Removal
Improvement for active travel to south
Active travel improvements to the south of the site/connections to Eurocentral.
More employment land
The link road divided the western employment parcel. Removal allows larger footprint, in line with CBRE recommendations.
Biodiversity
The link road impacted protected trees and ecology.
