Masterplan evolution

Orchard Brae’s vision is the creation of a brand-new community in a prime location, perfect for families and commuters looking for a uniquely integrated 21st century, forward-thinking development, that is sustainable at heart with an exceptional parkland at its core.

Our revised plan reflects previous community feedback and has been significantly shaped by their opinions and concerns to create something special.

Since the last iteration of the proposal was put forward, a number of key changes have been made.

Removal of development area north of Calderbank

A reduction of homes from 2,600 homes to 2,350 homes – removal of a pocket of homes to the north of the site. Allowing a total of 161.4 ha of land (66 per cent) to be retained as greenspace.

Reinstatement of green space north of Calderbank

New area retained as recognised green space within the development to further enhance its parkland credentials.

Football Community Hub

In order to further promote health and wellbeing and supporting young people in the Community a state-of-the-art Community Football Hub, featuring UEFA standard pitches, high quality changing facilities and a space that it is estimated more than 600 young people from the local area will benefit from has been earmarked for the development.

Removal of access point

Access road from Calderbank removed to mitigate potential increased congestion at this area.

Significant Transport Links

A core  part of the Europark plan is enabling material  investment in enhancing the local transport network, improving  trans-regional links and helping to ensure that it is resilient and fit for both the future needs of its community and  the environment: – this includes plans to upgrade the  junction from the country’s main motorway removing local bottlenecks.

Altering the neighbourhood centre

We have intensified and improved the plans for the neighbourhood centre, increasing the homes to approx. 600 units and creating a community facility, a care home, Petrol Filling Station (PFS), hotel and restaurant, pub and leisure, fast food, and an energy centre.

Mobility/Transport Hub

The Mobility Hub is proposed to promote sustainability at Orchard Brae. It will form an interchange of green and public transport, which shared facilities including vehicle charging points, it will become a high-quality public realm with myriad community features and facilities.

Calder Village and Calder Park

Our aim is to create well connected development areas with their own character and identity. As a result, we will preserve more of the woodland and landscape setting and enhance the integration of North Calder Water.
